Your Ducts May Not Be Dirty — They May Be Leaking. How We Tell the Difference in a Houston Attic
A homeowner in Cypress called us in July because the back bedrooms were never cold, the electric bill had gone up again, and there was a fine gray dust on everything within a few feet of the supply registers. Every symptom on the list said dirty ducts.
We put a camera in. The ducts were reasonably clean. What they were instead was leaking — badly — at four separate joints in a 138-degree attic. Cleaning them would have taken his money, produced a nice before-and-after photo, and changed nothing at all about any of the three problems he actually called about.
That job is not unusual, and it is worth explaining how we tell the difference, because the symptoms genuinely overlap.
Why Houston attics make this so common
Almost every Houston house built in the last forty years runs its ductwork through the attic. In summer that attic sits somewhere between 130 and 150 degrees. Your ducts are carrying 55-degree air through it.
That temperature difference is doing two things constantly.
It punishes every joint and seam. Flex duct is connected with an inner liner clamped to a metal collar, then insulation, then an outer jacket. The mastic dries, the strapping loosens, the inner liner slips off the collar. Twenty-year-old duct in a Houston attic has usually had at least one connection let go, and it happens quietly.
It moves air where it should not go. Return-side leaks pull superheated attic air — plus attic insulation fiber, dust, and whatever is up there — directly into the system upstream of the coil. Supply-side leaks dump the air you paid to cool into the attic before it ever reaches a room.
Why leakage looks exactly like dirty ducts
Here is the overlap that gets homeowners sold the wrong service. Go down the list of complaints that make people search for duct cleaning:
- Dust blowing from the registers. Dirty ducts, yes. But also leaking ducts — attic dust and insulation fiber pulled in through a return-side gap and delivered straight to your rooms.
- Weak airflow in the far bedrooms. Occasionally a genuinely obstructed run. Far more often supply air escaping into the attic before it arrives.
- A summer bill that keeps climbing. Dirty ducts rarely move a bill much on their own. Leakage moves it a lot. So does a loaded coil.
- A musty smell when the air kicks on. Can be microbial growth in the system. Can also be humid attic air being drawn in on the return side.
- The system runs and runs and never satisfies. Almost never a dirt problem. Usually air going where it should not.
Every one of those shows up in both columns. If nobody measures anything, the diagnosis defaults to whichever service the person standing at your door happens to sell.
What we measure, and what each number means
We do not guess at this. Before we quote any duct work, the diagnostic is short and it is the same every time.
Camera inspection of the runs and the plenum. This settles the "are they actually dirty" question in about ten minutes, and you see the footage, not a stock photo. Real accumulation looks like a coating over the inner liner and drifts at the boots. A clean liner with light surface film is not a cleaning job.
Supply and return temperature split. With the system running, the difference between the air going in and the air coming out should land in a fairly narrow band. A split that is too wide, combined with weak airflow, points at restriction. A split that collapses on a long hot afternoon points elsewhere — often a coil, sometimes charge.
Static pressure across the air handler. This is the blood pressure of an HVAC system and shockingly few homes have ever had it read. High static means the blower is fighting something: a crushed flex run, a filter far too restrictive for the system, a plugged coil, undersized returns. Low airflow with normal static usually means the air is escaping, not being blocked.
Register airflow, room by room. If the plenum is delivering and a bedroom is not receiving, the air is going somewhere between the two. That somewhere is the attic.
Visual and tactile check of every accessible joint. In a Houston attic, half of these are found with a hand — you feel cold air blowing on your wrist at a takeoff collar, and there is the problem.
That combination separates dirty from leaking from undersized almost every time, and it takes well under an hour. Our whole approach is built around showing you the evidence first, which is also why we put a camera in every job.
What we do about each finding
If the ducts are genuinely dirty, we clean them — source removal at the runs, the plenum, and the boots, with before-and-after footage of the same locations. That is our air duct cleaning service and it is what most of our work is.
If a coil is loaded, cleaning the ducts does not help much. A dirty evaporator coil chokes airflow and destroys efficiency long before the duct runs do, which we go into in HVAC coil cleaning.
If the ducts are leaking, you need sealing, reconnection, or in bad cases replacement of specific runs — and you should hear that from us plainly, including when it is a job for an HVAC contractor rather than for us. We would rather tell you the truth and keep the relationship than sell you a cleaning that does not solve the complaint.
If it is a combination, which it often is on a twenty-year-old system, we tell you the order to do things in. Sealing first, cleaning after, is usually the correct sequence — there is no sense cleaning a system that is about to have an attic's worth of dust pulled back into it.
Three things you can check yourself this week
You do not need equipment for any of these.
- Look at your filter after two weeks. If it is gray-black and loaded far faster than the manufacturer's rating suggests, something upstream is feeding it. In a house with sealed returns, filters should not load that fast.
- Hold a tissue to a supply register in a distant bedroom, then to one near the air handler. A dramatic difference between the two is a distribution problem, not a cleanliness problem.
- If you can safely get into the attic on a mild morning, look at the flex runs. Sagging duct with long droops between supports, kinks at turns, a run resting on a joist edge, or a visibly detached connection at a boot are all findings you can photograph and send us. Do not go up there on a July afternoon — attic heat is genuinely dangerous.
Getting a real answer

If your bill is climbing and the back rooms are hot, book the inspection before you book a cleaning. Sometimes the answer is that your ducts are fine, and that is a perfectly good outcome for a phone call.
